The Cape at Mauna Lani
Located on a promontory next door to the Mauna Lani Beach Club, this small, yet highly exclusive gated community of just 14 homes and lots enjoys exquisite panoramic views of many of Hawaii’s natural wonders: black lava, white sea foam and the incredible blue waters of the Pacific. In addition, these lucky 14 owners have their own private walking path to the Mauna Lani Beach Club and can enjoy the area’s endless amenities just a few steps from their front door. Like many communities within Mauna Lani, homes built within The Cape at Mauna Lani must follow strict guidelines from the Mauna Lani Resort Design Review Committee. Guidelines regarding setbacks, building envelope designations, swimming pools, size of residence, exterior walls and finishes, and subdivision of lots are in place to protect the unique natural features of each lot and the interests of all homeowners. Of the 14 homes and lots, there are three beachfront, five oceanfront, and six golf with ocean view. There are several completed homes throughout the community.
Another added benefit to purchasing within The Cape at Mauna Lani is the low HOA and resort maintenance fees. Compared to other communities within the Mauna Lani Resort area, The Cape’s fees of under $500/month are some of the most affordable. While there is no community center available for the exclusive use of residents, the fact that the Beach Club is next door eliminates this need. Residents can enjoy not only the benefit of two championship golf courses, but exceptional tennis, dining, beach and spa facilities as well.
Because of the small size of this development and the exclusivity and luxury it offers, properties within The Cape at Mauna Lani do not come on the market very often. When they do, they are highly sought-after and generally are only on the market for a short time. In addition, properties within this community are not often advertised publicly and it takes the in-depth local knowledge of a seasoned real estate professional to advise clients of properties that may become available. Prices within The Cape at Mauna Lani reflect the exclusivity and luxury within the community. Properties, when they become available, are found in the $3 million plus range and can fetch even higher price tags for properties directly on the ocean. In fact, the most recent sale as of late 2012 was for a 4,000 square foot estate home on less than an acre lot for $5.9 million. This was an interior lot with no direct access to the ocean.
