- Heathers: This neighborhood is in the lower elevations closest to the Pacific Ocean. Lots range from about 3 acres to over 5 acres. Any of the lots offers panoramic views of the ocean, and the pricing of these homes is the highest of the three neighborhoods.
- Meadows: This mid-elevation community also has lot sizes ranging from 3 to 5 acres. The homes are less expensive, but the views and amenities are impressive.
- The Summit: In the upper elevations, you can find lot sizes of up to 13 acres. This land is perfect for horse property and people looking to get away from the crowds of the beaches and resorts.

The Meadows ranges from about 1200 to 2000 feet in elevation. The higher elevation exposes this part of the neighborhood to breezes that bring cooler temperatures and more precipitation. The Summit ranges from 2000 feet to over 3000 feet in elevation. Cooler temperatures and higher precipitation may require a fireplace rather than a pool. Lots start at $329,000 and go as high as $625,000, and homes start at $1.6 million.
